Frameworks Community Initiatives

Frameworks Community Development Corporation works extensively with
the community to provide financial literacy, credit education, home-buyer
education, mortgage preparation and other community-building services
in order to help people understand how to manage their money, maintain
and/or develop healthy credit and position themselves for sustainable
homeownership.  Frameworks also conducts financial seminars targeted
to not only high school students, but also college students and adults.  
The goal of the classes is to prepare participants for healthy money
management and to successfully engage in credit-related transactions.  

Home Of Your Own:  Keys To Homeownership

The homeownership program is designed to assist low-to-moderate
income families in central Texas to become successful homeowners.  
Our objective is to assist families reach the goal of sustainable
homeownership which will help the overall community and will be the
basis to wealth-building for low to moderate income families.  
Homeownership has proven to be one of the most effective ways of
improving the conditions of neighborhoods including lower crime rates
and improved economic vibrancy of a community.

With the combined benefits of homeownership along with the obstacles
low-to-moderate income families face when engaging in
homeownership, Frameworks Community Development Corporation
identified the need to enter into the homeownership arena by offering
homebuyer education and counseling to help families overcome these
obstacles and participate in the advantages of homeownership.  The
objective of the education and counseling is to prepare families for the
homeownership process and to help create sustainable
homeownership.  

A Frameworks Community Development Corporation education and
counseling session covers topics such as pre-qualification, ratios,
appraisals, reviewing and understanding credit reports, ‘principle,
interest, taxes and insurance (PITI),’ closing costs, property inspections,
down payment and budgeting as well as home maintenance and repair,
insurance issues, home safety, how to avoid predatory lenders, and how
to buy a home with a goal of sustainable homeownership.  Sustainable
homeownership services assist homeowners to acquire the knowledge
and skills they need to maintain and build the value of their housing
investment over the long term through home maintenance and protective
measures, such as insurance and attention to home safety.  In addition,
these services assist homeowners to avoid problems, and therefore,
have a preventive focus.  

We have partnerships with several major banks that provide affordable
mortgage products.  We help families learn about these low-cost low-
interest loans in order to attain homeownership.

Financial Literacy

Financial literacy seminars are conducted for Family Self Sufficiency
Participants of the Travis County Housing Authority, the Austin Academy,
Casey Family Programs through the Powerful Families Program, and
other venues throughout Austin with an emphasis on reaching low- and
moderate- income families.

With the support of A Glimmer of Hope, Frameworks is able to teach
financial literacy to young adults between the ages of 18 and 25 through
its youth financial literacy project, Finance:  The Next Generation.  

Frameworks CDC has also taught financial literacy courses for high
school students at selected Austin Independent School Districts such as
Reagan High School and Travis High School have learned topics such as
financial planning, career choices, saving and investing, credit and
insurance.  In addition to that, Upward Bound students at Huston-
Tillotson University have also been instructed on how to avoid the pitfalls
of credit and how to manage money before they enter college to prevent
the mistakes most college students make with money and credit.

Frameworks CDC staff persons have received extensive training in

Foreclosure Prevention and Loss Mitigation
from Neighborworks
America
and the U.S. Department of Housing and Urban Development.  

Frameworks CDC helps families facing the threat of foreclosure by
providing:

One on One Counseling to determine the family’s circumstances, create
a realistic budget, and develop a plan to help the family work its way out
foreclosure.

Making sure that the
family is fully informed of its rights and
responsibilities
, and possible methods of staving off the pending
foreclosure.

Acting as an intermediary with the lender or loan servicing company to
help the family find a positive resolution to the pending foreclosure
.
